01

Review your property

Discuss the property and proposed arrangement. The private office reviews valuation and eligibility.

02

Agree terms and transfer

Complete legal documentation and required NOC or approvals. Under the proposed Dubai terms, the private office pays the initial 4% DLD transfer fee; the allocation of fees elsewhere must be confirmed.

03

Receive funds and plan buy-back

Funds may typically be released after valuation, documentation and approvals. Exercise the buy-back option within the agreed two-year period.

Understand the arrangement

Clarity at every step.

Ownership and buy-back option

The private office becomes the registered owner. Your signed agreement sets out your contractual right to buy the property back and the conditions for exercising that right.

Living in or letting the property

If you remain in the property, you do so under an agreed rental arrangement. If it is let, the private office may retain rental income. Any subletting permission and income are subject to written agreement and applicable rules.

Transfer fees and additional costs

For Dubai properties, the proposed terms allocate the initial 4% DLD transfer fee to the private office and the applicable transfer-back fee to you. Confirm the assessable transfer value, fees and allocation in writing. Fees in other emirates must be checked separately.

Early buy-back

The full agreed two-year profit amount may remain payable even if you buy back early. Check the signed contract for the exact terms.

Your property is at stake. Because ownership transfers at the start, recovering ownership depends on completing the buy-back under the contract. If you miss the deadline or fail to meet the conditions, you may lose the right to recover your property. Obtain independent legal advice on buy-back protection, default provisions and your exit plan before signing.
Your questions, answered

The details that matter.

Is this a conventional mortgage?

No. This is a proposed property ownership-transfer arrangement with a contractual buy-back option. The title deed transfers to the private office for the term; it does not remain in your name as it ordinarily would under a mortgage.

Does “no monthly repayments” mean no ongoing costs?

No. Rent may be payable if you remain in the property under a rental agreement. If the property is let, the private office may retain rental income. Buy-back costs and other applicable charges are additional.

How is the buy-back amount calculated?

The illustration uses a fixed profit of 20% of the gross cash release for the two-year term. For example, AED 650,000 released gives AED 130,000 profit and an illustrative AED 780,000 buy-back amount, excluding rent, transfer fees and other charges.

When does the 3–5 working day timeframe start?

The indicative timeframe starts once valuation, legal documentation and required developer NOC or other approvals are complete. It is not a promise of funding within 3–5 days of the first enquiry.

Is the illustrated buy-back amount the full cost?

No. Rent, applicable transfer-back fees, and any broker, valuation, legal, NOC and registration charges may be additional. Ask for a written breakdown of net proceeds and total costs before proceeding.

What if I cannot buy the property back in time?

Your ability to regain ownership depends on the signed contract. Do not assume an extension, refinancing or refund will be available. Review the deadline, default consequences and extension provisions before signing.
